How do you pick the PERFECT Realtor?

Picking the right realtor is less about finding the person with the most awards and more about finding a partner whose strategy and communication style align with your specific goals. Since you're looking for the "perfect" fit, it helps to treat the selection like a job interview.

Here is a guide on what to look for and the specific questions that reveal an agent's true value.

1. Local Market Depth
A great agent doesn't just know the city; they know the nuances of specific neighborhoods, including upcoming developments, school district shifts, and recent "off-market" sales.

• The Question: "How many homes have you specifically helped clients buy or sell in this neighborhood in the last 12 months?"

• What to look for: Look for someone who can speak to the "micro-market" (e.g., why one street sells for 10% more than the next).

2. Marketing & Tech Savvy (For Sellers)
In 2026, a yard sign and an MLS listing are the bare minimum. You want an agent who understands digital algorithms and high-end presentation.

• The Question: "Can you show me a recent listing and walk me through your digital ad strategy beyond just posting to Zillow?"

• What to look for: Ask about professional photography, 3D virtual tours, and targeted social media ads. If their current listings look dated or use low-quality photos, yours likely will too.

3. Negotiation Style & Strategy
The "bulldog" negotiator is often a myth; the best negotiators are prepared, data-driven, and emotionally intelligent.

4. Availability & Communication
Real estate moves fast. If an agent takes 24 hours to return a text during the interview phase, they’ll likely be even slower once you've signed a contract.

• The Question: "Will I be working directly with you, or will I be handed off to an assistant or a junior team member once we start?"

• What to look for: Neither answer is "wrong," but you need to know who your point of contact is. If they have a team, ask how they ensure nothing falls through the cracks.
